Located just 30 miles from downtown Boston, Tuscan Village, the 170-acre, “mixed-use megacenter” destination will soon bring premier retail, medical, hospitality, residential, and office properties to Salem, New Hampshire. The brand announced a big wave of lease signings this week, including an experiential L.L. Bean store on lakefront property.
As L.L. Bean’s first location directly situated on a body of water, the store will deliver a unique, interactive shopping experience to its guests, allowing them to test out watersports equipment, like kayaks and canoes, in the adjoining lake. This experiential element embodies the entertainment-heavy vision of lead developer and Merrimack Valley native Joe Faro.

Tuscan Village has executed leases with many retailers, two restaurants, a fitness facility, a bank, and an authentic Italian market. Old Navy and Ulta Beauty have signed leases for spaces in the development’s South Village, as has J.P. Morgan Chase Bank and Salem-based fitness company Drive Custom Fit, offering area residents and workers a state-of-the-art fitness facility and signature workout classes.
The development will also house Tuscan Market, an authentic Italian market relocating from its current Salem home. A local favorite for food-obsessed shoppers, Tuscan Market offers handmade pastas, freshly baked bread, hand-spun gelato, and other Italian specialties made fresh every day. A new and interactive cooking school will offer classes that virtually transport guests to a kitchen in Italy.
On the restaurant side, Tuscan Village also welcomes New Hampshire-based Pressed Café and fast-casual favorite Chipotle Mexican Grill.

Located just one mile north of the Massachusetts border at the former site of historic horse racing track Rockingham Park, Tuscan Village will feature 2.8 million square feet of mixed-use programming, including over 800,000 square feet of retail. The North Village portion of the development, already nearing completion, recently opened a Market Basket and a Homesense, plus a pair of already-opened residential complexes, Corsa and The Villas.
